What we do

Asphalt deteriorates from gas, oil, water, and sun. Everything below is about stopping that early, when it's cheap.

Freshly sealed parking lot

Sealcoating and Liquid Road

Sealcoat adds a durable layer of protection against oxidation, water, and fuel, extends the life of the pavement, and makes the property look new. We are one of the select few certified applicators of Liquid Road, and we use only the highest quality asphalt sealants on the market.

  • Spray or squeegee application
  • One coat, or two for extra durability
  • Latex modifier for faster drying when you need the lot back sooner
  • Drive on it carefully after about 24 hours; full cure in a few days
Road with fresh hot rubberized crack fill

Crack filling

Once pavement cracks, water gets into the base and the damage compounds. Hot rubberized crack fill closes it before it becomes a pothole, and is the first step before any sealcoat.

  • Cracks cleaned with high-power blowers first
  • Hot-applied rubberized sealant
  • Done alone or ahead of sealing
Crew striping a retail parking lot

Striping

New layouts or restriping over fresh seal: stalls, ADA spaces and signage, fire lanes, curbs, arrows, and stencils.

  • Layout to current ADA and fire code
  • Restriping after sealcoat
  • Curb painting and stencils
Color-sealed walking trail

Color coating and sports courts

Yes, we seal more than asphalt. We color coat tennis, basketball, and pickleball courts, and apply colored coats to parking lots, driveways, and walking trails. These are specialty products that may need extra lead time for material, so plan ahead.

New asphalt patch

Paving and patching

Remove-and-replace sections, skin patches, and pothole repair so the sealcoat has something sound to bond to. For full parking lot reconstruction we bring in our sister company, Marathon General.

New residential street

Concrete and site work

Concrete crack seal and small repairs alongside the asphalt work. Larger concrete and site improvements run through Marathon General, Inc., a Class A general engineering contractor.

How a job goes

Prep, seal, cure.

1. We prep

We sweep and blow the surface clean. You move vehicles and anything else off the area. We place temporary "No Parking" signs and do door-to-door notices as needed, at no extra charge.

2. We work around you

Evenings, weekends, some holidays. Lots and roads can be split across days so the business stays open. We seal year-round in California.

3. It cures

Light vehicles after about 24 hours, full cure in several days depending on weather. Reseal every 2 to 3 years.
