WHY SHOULD I MAINTAIN MY ASPHALT? WHAT HAPPENS IF I DON'T MAINTAIN MY ASPHALT?

Asphalt will deteriorate over time due to the harsh effects of gas, oil, and sun oxidation. As this process occurs asphalt becomes brittle and susceptible to cracking under the weight of vehicles. Once the pavement cracks, water has a way in, causing damage to the base while softening and weakening the asphalt resulting in further cracks and major damage. Sealcoat adds a durable layer of protection to combat these effects, preserving and extending the life of your asphalt. In addition to protecting your investment, applying a sealcoat will give your facility an attractive new appearance. This can increase your property value while keeping your facility looking first class. You will save time and money in the long term.

CAN SEAL BE APPLIED ALL YEAR LONG? WHEN IS THE BEST TIME TO SEAL?

We work around your schedule whether it be evenings, weekends, and some holidays, to minimize impact to your business or lifestyle. We can split roads or lots into multiple days of work to reduce traffic and minimize business disruption. We seal year-round and are impacted minimally by the weather here in California.

WHAT PREP WORK NEEDS TO BE DONE BEFORE I SEAL?

We will prepare your site before we apply the sealcoat. We do this by sweeping and/or using high power blowers to ensure that pavement surfaces are clean. You can prepare by making sure all vehicles and objects are moved from the area you want sealed before we arrive. If applicable, we will provide and place temporary “No Parking” signs and facilitate door to door notifications as needed, at no additional cost.

HOW LONG BEFORE I CAN DRIVE ON THE ASPHALT AFTER IT IS SEALED?

You can drive light vehicles carefully on the pavement approximately 24 hours after the seal coat is applied. Full cure time is several days depending on the weather. If needed, we can apply a latex modifier to speed up drying time so it can be driven on sooner.

HOW CAN I GET MORE LONGEVITY OUT OF MY ASPHALT AND ASPHALT SEALANT?

If you are interested in getting additional longevity, we can apply more than one coat of asphalt sealer. An additional coat is economical and will increase the overall durability. We also recommend sealcoating be completed every 2-3 years to extend the life of your pavement and help protect your asphalt investment.

DO YOU SEAL ANYTHING ELSE BESIDES ASPHALT?

Yes, we sure do. We color coat all sports courts surfaces from tennis and basketball courts to pickle ball courts. We also apply colored coats to parking lots, driveways, and walking trails. These are specialty products that may require additional lead time to obtain the material. Please keep that in mind when scheduling your project.

HOW DO YOU APPLY SEALCOAT?

We can apply sealer using a spray or squeegee method. These methods ensure that your asphalt gets the best possible coverage.
